Bridge Street area supplementary planning document
Scoping report consultation
A scoping report for the Bridge Street area supplementary planning document has been produced as part of Warrington Borough Council’s local development framework.
Sustainability appraisals are now a mandatory part of the planning process. They aim to ensure the promotion of sustainable development through the integration of social, environmental and economic considerations into the preparation of new Development Plan Documents (DPDs) and Supplementary Planning Documents (SPDs).
The first stage of the sustainability appraisal process is the production of a scoping report which sets out the context and objectives of the document being produced, establishes baseline data and decides on the scope of the appraisal that will be undertaken.
Bridge Street area scoping report 
The scoping report will now be the subject of a five week consultation.
Answers to the specific questions as set out in the reports will be welcome as well as more general comments.

Strategic housing market assessment 2008
Fordham Research have now completed work on Warrington's Strategic Housing Market Assessment (SHMA). A briefing note

explaining the background to the SHMA and its key findings are now available online.

Strategic Flood Risk Assessment
In January 2007 JBA Consulting were commissioned to undertake the Warrington Strategic Flood Risk Assessment (SFRA) in accordance with government guidance set out in Planning Policy Statement 25: Development and Flood Risk (PPS25).
The SFRA is a planning tool that:
- Investigates and identifies the extent and severity of flood risk across the whole borough (this will help the council to steer development away from areas most at risk towards those areas at least risk);
- Supplements current policy guidelines and provides a straight forward, risk-based approach to development control in the local area;
- Is part of the framework for strategic environmental assessment and sustainability appraisal
- Contributes to the local development framework taking into account the potential impact climate change may have.
- Will be a reference document to which all parties involved in planning and flood risk can reliably turn to for initial advice.

Employment land report 2008
This report sets out Warrington Borough’s position statement regarding the take up and supply of land for employment development within the borough as at the 1 April 2008.
The main purpose of this annual review of employment land is to inform and monitor the employment land policies as contained in the Warrington Unitary Development Plan (UDP) adopted in January 2006.

Housing land report 2008
Warrington Borough Council reviews the housing land supply within the borough on an annual basis. The information collected through this process forms part of a continuing assessment of the availability of housing land in relation to the Regional Spatial Strategy (RSS) requirements and those of the adopted Unitary Development Plan (UDP). This report details the housing land supply as at 1 April 2008.

Warrington retail study 2006
Planning Policy Statement 6 (PPS6) outlines that a positive and proactive approach should be taken to planning for town centres. This includes a number of actions, including assessing the vitality of existing centres and the need for new floorspace for retail, commercial leisure and other main town centre uses. The council appointed MT Planning in November 2005 to prepare a report to inform both a review of planning policies and assessment of any planning applications for town centre uses.
