Managing the Housing Supply
This document sets out how planning applications for residential development will be assessed alongside current policy. It will help to ensure that housing supply is managed in accordance with the relevant policy framework whilst ensuring that opportunities to deliver regeneration, affordable housing and sustainable communities are not frustrated.

Affordable Housing
This document sets out the basis on which the Council will conduct negotiations for the provision of affordable housing in new development. It includes advice on a variety of factors including, the involvement of Registered Social Landlords; Financial Appraisals; the use of planning conditions and legal agreements; design considerations and monitoring and enforcement procedures.

Travel Plans
This document provides further guidance on the requirements for Travel Plans and identifies where they are required in support of a planning application. The main objective of a Travel Plan is to enable and encourage users of a development to reduce the need to travel alone by car to a site.

Planning Obligations
This document sets out the Council’s approach to the use of planning obligations, which can be agreed between the Council and developers to secure improvements to development proposals, or contributions from developers towards new services or facilities. Potential obligations could cover a wide range of issues and in a number of cases the document gives an indicative cost per dwelling or per trip generated by the development. The figures will be used as a basis for negotiation and help ensure that any obligation is directly related to the impact of the proposed development.

Landscape Design Guide for New Development
This document provides advice and guidance to developers who are required to submit landscape schemes as part of detailed planning applications. Landscape design should be considered at the outset of any development and developers are encouraged to consult the document and engage with the Council at the earliest opportunity.

Open Space and Recreation
This document details the assessment approach that will be undertaken to inform decisions on planning applications involving open space, whether an existing site is at risk of being lost to development, or whether a development proposal should make further provision. Village Design Statements
The purpose of village design statements is to prevent the loss of local character in rural areas from standardisation and poor design of new development. They guide development proposals positively, so that new development is in keeping with the existing character and identity of villages.
The three village design statements have been developed by their local communities, who understand the character of their village, and adopted by the Council to be used when assessing planning application for new development and extensions/alterations to existing buildings.
