There are occasions, where for various reasons, building work is carried out without having first obtained the necessary Building Regulations approval. In such circumstances we have the facility to issue regularisation certificates for the unauthorised work.
This gives owners the opportunity to regularise work where it has been completed and Building Regulation Consent has been overlooked. This can be particularly useful where there is an impending sale of the property.
The work in question must be to an acceptable standard, in conforming to the requirements of the regulations.
Regularisation only applies to work that commenced on or after 11 November 1985.
To obtain a regularisation certificate the owner may apply in writing using the council's application form, which must be accompanied by the relevant charge.
This application should describe the extent of the unauthorised work and where possible include a plan of that work, together with any additional work intended to be carried out to secure compliance with the requirements of the regulations that were applicable at that time.
The council on receipt of the application, may ask for certain parts of the work to be opened up for inspection to check for compliance and may also require alterations to be carried out before the regularisation certificate can be issued.
